Having accurate sq. ft. measurements is crucial for listing agents. The price of the home is largely based on location, and size of the home. Having accurate sq. ft. measurements helps ensure you are pricing the home properly. It’s also a requirement of the Charlotte MLS. Most important it keeps you from getting sued, and/or losing your license. Here’s a sample of what I provide.
 
The North Carolina Real Estate Commission has specific guidelines on agent’s responsibilities as they pertain to square footage measurements. Below are excerpts from those guidelines.
 
“Real estate agents are expected to be able to accurately calculate the square footage of most dwellings. When reporting square footage, whether to a party to a real estate transaction, another real estate agent, or others, a real estate agent is expected to provide accurate square footage information that was compiled using these guidelines or comparable standards.”
 
“In order to ensure accuracy of the square footage they report, even experienced agents may wish to rely upon a competent state-licensed or state-certified appraiser or another agent with greater expertise in determining square footage.”
 
“Some sources of square footage information are by their very nature unreliable. For example, an agent should not rely on square footage information determined by the property owner or included in property tax records. An agent should also not rely on square footage information included in a listing, appraisal report or survey prepared in connection with an earlier transaction.”

My basic square foot measuring service includes my measuring all levels of the house, both heated, and non-heated sq. ft.. I use a engineer grade laser measuring device, acurate up to 1/16″ at 300 feet. All measurements are recorded into special software used by 80% of appraisers, to ensure you have the most reliable figures. Everything is converted into an Adobe .pdf document, and emailed.
